We have both bank owned, owner occupant, and investor owned properties.

1.How long will it take the seller to respond to my offer? Usually 24 - 48 hours.

2.How much should I offer? That is a question you will have to answer by obtaining facts and information from data sources.

3.Whats the lowest offer the seller will accept? The listing broker does not have this information. The recommendation is to make an offer and see what happens. The owner will accept, reject, or counter and and all offers.

4.Will you send me a confirmation of my offer once received? You will receive a confirmation via e mail.

5.Can I fax my offer? Yes, look at www.weblistingbroker.com for FAX numbers, and also in the MLS printout.

6.Can I use a state REALTOR form to submit my offer? Yes. The best method is to go on line at "make Offer" and submit the state form there as an PDF uplaod.

7.Is The property available? If active in the MLS it is available. You can alaso click on the "Foreclosure Inventory" link to also see what is pending. The MLS controls vs. the web site.

8.Can you tell me if there are multiple offers on this property? Go to the "Search Offer" link.

9. I can not find the property address when making my offer online. The property address is in the pull down menu on the make offer form.

10. Buyer just closed and can not find the keys to the house? Usually keys are in one of the lockboxes or on the power or gas meter.

11. Why can't I speak directly to the listing broker? Because the listing broker has hired the web listing broker system to manage the marketing of his properties.

12. Can I come to your office and look at all of the properties that you have? All properties can be found at www.weblistingbroker.com - Property Inventory. If you need a face to face meeting, it is recommended to hire a REALTOR to handle your needs.

13. Please tell me the name of the bank that owns this property. All owners can be found at the county court house. The listing broker is the point of contact for all information and it is not ethical to contact a seller directly.

14. Whats the square footage of the property? Please look on the property inventory list, or contact a REALTOR to look up the tax records.

15. Do you have properties for rent? 99% if all properties are for sale. But occasionally there will be one for rent. Rental terms are outlined on the Property Inventory.

16. What is the lock box code? If you are a REALTOR, follow the MLS instructions for showing. We cannot give out the non mls lockbox code.

17.I want to show the property to my buyer, can I show it myself or does a agent from the listing broker need to be there? If you are a REALTOR, show the property per the MLS instructions. If you are a buyer, set an appointment on line at www.weblistingbroker.com or call 888-232-0737 X. 2

18.Are you sure it is available? Do you update the MLS when it goes under contract? If active in the mls the property is available.

19.Is it worth my time to submit an offer if there are already multiple offers on the table? It is always a good idea to submit an offer. We never know when a buyer will have a change and have to withdraw.

20.How long will it take the seller to respond? as soon as possible.

21.Does the seller wait to get alot of offers then decide which is the best one to accept? No, offers are presented as soon as the are presented to the listing broker.

22. How many real estate offices does the listing broker have and where are they located? Physical offices can be viewed on line under "Office Directory"

23. Agent/ buyer wants to know if they can submit an offer if the property does not have a price yet? YES

24.If the property needs major repairs can I adjust my offer to cover the cost to fix? YES, OR ASK FORA REPAIR CREDIT AS LONG AS YOUR LENDER ALLOWS

25.Buyer will ask: Can you tell me more about the neighborhood? Is there alot of crime? What about the school system? How close is it to shopping centers? GO TO www.weblistingbroker.com - Log In To The Property Inventory and use the Mapping Feature. Then the user can look at statistics available.

26.Will the owner finance my purchase of this property? ON A CASE BY CASE BASIS. BUT NOT ON MANY.

27.Do you rent to own? NOT AT THIS TIME

28. KEYS - Buyer just closed on a property and I can not find the keys they were in the lockbox? Do you know where they are?
(KEYS ARE USUALLY CODED TO A PATTERN USED WITH BANKS. EVERYONE HAS THE COPY OF THE KEY. 99% OF THE TIME THE KEYS ARE ON A METER AFTER CLOSING. BUT IT IS RECOMMENDED TO CHANGE THE LOCKS IMMEDIATELY.)

28.HOME OWNER'S INFORMATION - What are the HOA fees? SOME PROPERTIES HAVE AN HOA AND SOME DO NOT. LOOK IN THE MLS PRINTOUT OR THE PROPERTY INVENTORY AREA OF WEBLISTINGBROKER.COM

29.PROPERTY TAXES - What are the property taxes? LOOK IN THE MLS PRINTOUT OR THE PROPERTY INVENTORY AREA OF WEBLISTINGBROKER.COM

30. OWNER CONTACT INFORMATION - Who owns this property? Will you give me the contact person from the banks? ALL COMMUNICATION MUST GO THROUGH THE LISTING BROKER. THE OWNER CONTACT INFORMATION IS PUBLIC RECORD AND CAN BE FOUND AT THE COURT HOUSE.

31.PLAT OR SURVEY - Do you have a plat or survey? LOOK IN THE MLS PRINTOUT OR THE PROPERTY INVENTORY AREA OF WEBLISTINGBROKER.COM

32.UTILITY COST - How much does it cost every month for all of the utiltiies??? CALL THE UTILITY COMPANY DIRECTLY, LOOK IN THE MLS PRINTOUT OR ASK THE QUESTIONS UNDER HELP DESK AT WEBLISTINGBROKER.COM

33.OFFERS - The web site to make offers is very confusing, I have tried more than once to submit an offer and I can not get it to work. PLEASE FAX TO THE LISTING BROKER.
